Provides for exclusive usage of a rental object, such as a lease-out contract.

Two contracts are assigned to a rental object, an apartment:

a) Lease-out (residential)

b) Maintenance

The lease-out contract is an occupancy contract because it prevents the apartment from being leased out again (exception: common usage).

Non-occupancy contracts can refer to any real estate object but do not specify its usage (such as maintenance contracts or lease-ins).
