A kind of easement. The servient tenement can only be encumbered to the benefit of the dominant tenement in such a way that there is an advantage for the holder of the easement. This advantage must be of an economic, but not necessarily financial, nature. Who the holder is depends on the type of easement:

The holder of an appurtenant easement, for example, is the owner of the dominant tenement.
