A specific type of service charge settlement based on Austrian law.
Based on this principle, the tenant who occupies the rental object at the time of the service charge settlement bears the costs for the entire settlement period, even if he or she did not occupy the rental object during the whole period. As compensation for that, the tenant is credited with all advance payments that were made for the entire settlement period (including any imputed advance payments calculated for periods of vacancy).
If the rental object is vacant at the time of the service charge settlement, then the landlord has to bear all costs.
